Real case: the project that arrived "complete" and the AI declared not auditable

The project arrived labelled "complete, ready for visa approval". The verifier took minutes to prove it was not: practically all the mandatory technical documentation for a new build was missing.

The verdict: unfavourable

This is not a fine point of compliance, it is a matter of project completeness (LOE Art. 4 and CTE Part I). The report listed, among others:

• No geotechnical study nor foundation documentation → impossible to verify structural safety.
• No DB-HE justification nor a coherent energy performance certificate.
• No mandatory electrical project (REBT) nor plumbing/drainage one (DB-HS4/HS5, RITE).
• No health and safety study (RD 1627/1997) nor quality control plan (CTE Appendix I).
• No critical construction details (joints, waterproofing, ventilation).

The real value: sparing the "no" from the visa

A file like this, submitted for visa approval, comes back with a request for amendment —weeks lost— or is rejected outright. Worse still: if by sheer inertia it reached the construction site, every documentary gap is an open liability claim for the signing technician.
