We work with price schedules updated annually (CYPE, Centro de Construcción de Madrid). We deliver in BC3 so any studio can open it, in Excel if you want it for analysis, and in PDF for the file.
What we do
Four types of take-off.
Take-off from drawings
Quantity take-off from the project’s graphic documentation. Useful for permits, initial budget and procurement.
On-site take-off
On-site measurements during execution. For monthly certifications, real progress control and project completion.
Survey + drawings
We measure existing buildings and deliver complete drawings: as-built state, certified floor areas, elevations.
Survey without drawings
Measurement and covered floor area only of existing buildings (for valuations, small refurbishments, cadastre data).

Before the project
To get an order of magnitude before drafting begins. It spares you surprises with the developer over final cost.

In the construction-issue project
Detailed quantities and budget are a mandatory document of the construction-issue project (CTE).

For the tender
So contractors bid on the same measured basis. It stops you comparing apples with oranges.

During construction
Monthly certification take-offs: how much has actually been built. So you pay the contractor only for what is built.

At the final certificate
Final on-site take-off to settle differences against the budget and sign the close-out.
Why outsource it
Save technical time, control the cost.
Measuring properly is highly labour-intensive. An architect billing €35/hour measuring 8,000 m² spends 4–6 days that could go to project work. Subcontracting is typically 3–5× more cost-effective.
Control over the contractor
A precise take-off removes room to inflate line items. The better you measure, the better you pay.

We catch poorly defined line items before construction (where disputes would arise). A truly fixed budget stays fixed.

How quickly do you deliver a take-off?

A detached house with complete drawings: 3–5 working days. A multi-family building of 1,500 m²: 1–2 weeks. For urgent cases with drawings in order, 48–72h with a surcharge depending on the quote.
Do you use Presto or Arquímedes?

We work in both. By default Presto for project and certification, Arquímedes when the project is in CYPE and we keep that chain. We deliver in the format you need: BC3, PDF, Excel.
Do you do take-offs of executed works (post-construction)?

Yes. Monthly certification take-offs, final take-offs for works settlement, take-offs for valuations and expert reports. We go to site if needed and deliver a report with drawings.
How much does a take-off cost?

It depends on size and level of detail. A detached house is usually between €350 and €800. A multi-family building between €1,500 and €4,000. Send us drawings and the project report for a fixed quote within 24h.
Do you work outside Extremadura?

Yes. For take-offs from drawings we work remotely across Spain. For on-site take-offs involving travel, the trip is quoted separately (mileage + per diems) and only pays off for works of a certain size.
Do you sign the monthly certifications yourselves?

We don’t sign. Certifications are signed by the Site Manager. We deliver the measured take-off and you sign it. It’s the normal client–technical-adviser separation.
Do you have up-to-date BC3 for the price schedules?

Yes. We work with price schedules updated annually (CYPE, Centro). We apply real breakdowns when needed, not generic manual ones.
